HOAs and Condo Associations

Stucco Repair for HOA Communities

The same cause-first repair we do for homeowners, scoped building by building so your board can approve it. Orange County and Los Angeles County. CSLB #1122006.

How We Work With Associations

  1. Step 1

    Walk the community

We walk the buildings the board or manager names, find the cause behind each condition (drainage, weep screed, cracks, failed patches) and note which units are affected.

  2. Step 2

    Written scope per building

You get a fixed-price written scope for each building or area, with inclusions and exclusions spelled out, so the board can approve and budget it in phases.

  3. Step 3

    Work around residents

We schedule by building, give the manager the dates to pass on to residents, and close each area with a walkthrough before moving on.

HOA Stucco Repair FAQs

Do you work with HOA boards and community managers?+

Yes. We walk the property with the manager or a board member, then send a written scope the board can review at its meeting. One point of contact handles questions from the manager and the board.

Can the work be split into phases for our budget?+

Yes. Each building or area is priced on its own line, so the board can approve the most urgent buildings first and schedule the rest for a later budget year.

Can you provide insurance certificates and a W-9?+

Yes. The current CSLB record lists workers' compensation and $2,000,000 liability coverage; certificates are available on request. We send the certificate and W-9 with the proposal on request.

How does payment work for an association?+

$0 upfront deposit. You pay only for completed, signed-off milestones as work progresses. Every completed area comes with a 1-year written workmanship warranty.

Do you take on new construction or general contractor work?+

No. We repair and restore stucco on existing homes, including the buildings in HOA and condo communities. We do not take new construction or subcontract work.

Request a Property Walk

Pick a time and tell us the community name in the notes. A licensed estimator meets the manager or a board member on site.
