1. Coastal Re-Stucco & Lath Remediation
Newport Beach, CAAnalysis: Severe lath corrosion and stucco delamination triggered by coastal salt air and wind-driven moisture. The original ungalvanized wire mesh had expanded, breaking the stucco bond.
Solution: We carefully cut away the degraded stucco, installed two layers of Grade D 60-minute building paper, applied 2.5 lb/sq yd hot-dipped galvanized lath tied into studs, and completed a traditional three-coat sulfate-resistant Portland cement rebuild with a premium Santa Barbara smooth acrylic finish.
2. Buried Weep Screed & Sill Plate dry rot
Huntington Beach, CAAnalysis: Home inspector flagged moisture rot and code violations. The base weep screed was completely buried by landscaping mulch, trapping moisture against the wood framing and attracting pests.
Solution: We cut back the lower 12 inches of stucco, treated the rotted sheathing, replaced the corroded flashing with new galvanized weep screed with 4" ground clearance, and rebuilt the base wall section matching the home's original California lace texture.
