Inspect your home in 3 phases: Foundation, Walls, and Seals.

Phase 1: Foundation & Weep Screed
1. Is the bottom metal bent or crushed? Look for the "Crimped Hose" effect where the metal is smashed against the wall.
2. Is the metal rusted or corroded? Look for dark red flaking rust or holes eaten through the metal.
3. Is there a gap behind the metal? Can you slide a pen or finger between the screed and the foundation?
Phase 2: Walls & Surface
4. Are there wide cracks? Do you see cracks wider than a credit card (approx 1/16")?
5. Do you see staining? Is there white powder (efflorescence) or brown rust streaks running down the wall?
6. Is the stucco bulging? Does any part of the wall look like a bubble or blister pushing out?
Phase 3: Windows & Seals
7. Is the caulk failing? Check around windows/doors. Is the sealant dry, cracked, or shrinking?
8. Is stucco touching the dirt? At any point (planters, walkways), does the stucco go straight into the ground?
